We work for the buyer. Only the buyer.
Every tool you use to buy a house is paid by the sale. Listing sites earn when deals close. Agents earn commission. Nobody in the room is paid to tell you "this one isn't worth your Saturday."
HomeFYI exists to be that voice. We sell exactly one thing — the report you're reading — to exactly one person: you. We don't list homes, we don't take commissions, we don't sell leads to agents, and sellers can't pay us to look better. That independence is the entire product.
How it works
- 1. Enter an address. We pull the public record: parcel, taxes, sales history, flood zone, local permits, employment and price indexes.
- 2. Eight risk checks run. Each one is a published, objective threshold — not a vibe. If the data isn't there, we say "no data" instead of making something up.
- 3. You get a verdict: worth the trip, ask first, or not worth your time — plus exactly what to ask the agent, inspector and insurer before you go. Upload photos from your showing and AI grades the renovation quality by material tier, including flip detection.
The eight checks
- Asking price vs. value — Is the ask above what comparable evidence supports?
- Valuation reliability — Is pricing for this type of home even consistent enough to trust a number?
- Flood & insurance — FEMA flood zone, and what it means for premiums and resale
- New construction supply — Is new building about to flood this market?
- Ease of resale — How long do homes here actually take to sell?
- Local job market — Is the area dependent on a single employer or industry?
- Data quality — How complete are the public records on this property?
- Short-term rental legality — City rules that can kill an Airbnb plan
Where the data comes from
Our checks are built on official, verifiable public sources — the same ones lenders and insurers use:
- · FEMA National Flood Hazard Layer — flood zones & insurance exposure
- · FHFA House Price Index — 40+ years of appreciation, down to the census tract
- · U.S. Census Building Permits Survey — new construction pressure
- · Bureau of Labor Statistics (QCEW) — local employment concentration
- · County assessor & deed records — taxes, sales history, property facts
- · Licensed market data for valuations, rents and nearby closed sales
When a number can't be supported by data, the report says so. We'd rather show you "no data" than a confident guess.
What we are not
- · Not an appraisal — reports can't be used for lending, tax or legal purposes
- · Not investment advice — we state whether objective thresholds are met; the decision is yours
- · Not a replacement for a licensed home inspector or title company
- · Not a lead-generation site — your email is never sold to agents or lenders
